Do I need a pre-purchase building inspection?

A pre-purchase building inspection provides independent information about the condition of a property before you commit to purchase. It can help identify defects, maintenance issues, and potential risks that may not be obvious during open homes or viewings.

Many buyers use inspection reports as part of their due diligence when making an informed decision.

What does a pre-purchase inspection include?

A standard pre-purchase inspection is a visual, non-invasive assessment of the accessible areas of the property. This typically includes the exterior, interior, roof space, subfloor (where accessible), wet areas, targeted moisture testing, and basic compliance and safety observations.

A detailed digital report with photographs and recommendations is provided following the inspection.

What does “visual and non-invasive” mean?

A visual, non-invasive inspection means no destructive testing is carried out. Walls, ceilings, flooring, and fixtures are not removed, and concealed areas cannot be inspected.

The inspection is limited to areas that are safely accessible at the time of inspection.

Do you inspect roof spaces and subfloors?

Yes — roof spaces and subfloors are inspected where they are safely accessible at the time of inspection.

If access is restricted or unsafe, this will be clearly noted in the report.

Is moisture testing included in the inspection?

Standard inspections include targeted moisture testing at selected high-risk locations, such as wet areas and external walls.

For plaster or monolithic-clad homes, we strongly recommend an Enhanced Moisture & Plaster Assessment, which includes more comprehensive moisture testing and focused reporting.

Do you inspect plaster or monolithic-clad homes?

Yes. We regularly inspect plaster and monolithic-clad homes and understand the additional considerations these properties can present.

Where applicable, we recommend enhanced moisture assessment to provide buyers with additional information.

Will the inspection identify all defects?

No inspection can identify every defect.

A visual, non-invasive inspection cannot assess concealed areas, and some issues may only become apparent over time or with invasive investigation. The report reflects the condition of the property at the time of inspection only.

Can you tell me whether I should buy the property?

Our role is to provide clear, independent information about the condition of the property.

While we include a summary and overall recommendation in our reports, the final purchase decision always remains with the buyer.

Are your reports suitable for banks or lawyers?

Our reports are professionally structured and are commonly used by buyers when providing information to banks, lawyers, and insurers as part of the purchase process.

We do not provide lender approvals or compliance certification.

How long does the inspection take?

Inspection times vary depending on the size and complexity of the property.

As a general guide:

  • Smaller homes: approximately 1.5–2 hours
     

  • Larger or more complex homes: longer
     

Reporting time is additional and reflects the level of detail provided.

How soon will I receive the report?

Reports are typically provided promptly following the inspection.

If timing is critical, please let us know when booking so we can confirm availability and expected turnaround.

Do you offer verbal walk-throughs?

Where possible, we are happy to discuss key findings with you following the inspection.

This provides an opportunity to clarify any immediate concerns before reviewing the written report. Please let us know upon booking if you would like this.

Do I need to attend the inspection?

Attendance is not required, but you’re welcome to attend if arranged in advance and access allows.

Many buyers prefer to review the written report and discuss findings afterward.

Do you use thermal imaging?

Yes. Thermal imaging can be added to an inspection to help identify temperature anomalies that may indicate moisture intrusion, insulation gaps, or heat loss.

 

This service is optional and discussed at the time of booking.

How do you inspect roofs on two-storey homes?

Where safe physical access is limited, a drone roof survey can be added to capture detailed images of roof coverings, flashings, and gutters. This allows for a more comprehensive visual assessment without invasive access.
