Terms and Conditions
1. About Us
These Terms & Conditions apply to services provided by Auckland Pre-Purchase Inspections Limited (“the Company”), a New Zealand registered company. By accessing this website or engaging the Company’s services, you agree to be bound by these Terms & Conditions.

2. Scope of Inspection
The inspection is a visual, non-invasive inspection of reasonably accessible areas of the property at the time of inspection. No elements are dismantled, moved, or tested beyond normal visual inspection. All findings and recommendations (including any proposed repair schedule) contained in the report, or otherwise conveyed to you, are preliminary and will require further and more detailed investigation in due course. If any estimates are given as to the cost of repairs these are indicative and non-binding. We in no way warrant the suitability, condition or value of the property for the purchase. The report is not a Code Compliance Certificate, building warranty, or guarantee of future performance.

3. Limitations
The inspection does not guarantee the absence of defects. Hidden, concealed, or future defects may exist and are outside the scope of this inspection.

4. Additional Inspection Methods & Limitations
Drone Roof Survey
Any drone roof survey is a visual assessment only. It does not include physical access to the roof, dismantling of roof components, or physical testing. The use of a drone does not guarantee the identification of all defects or issues.

Thermal Imaging
Thermal imaging provides indicative information only. It does not confirm the presence or absence of defects, moisture ingress, or weathertightness issues.

Moisture Testing
Moisture testing is carried out using non-invasive equipment and provides indicative readings only. Results do not confirm the presence or absence of leaks, moisture ingress, or weathertightness issues.

5. Excluded Items
This inspection does not include specialist testing, invasive investigation, or assessment of areas that are unsafe, inaccessible, or concealed.

6. Use of Report
The inspection report is prepared for the named client only and must not be relied upon by any other party without the Company’s prior written consent.

7. Payment & Report Release
The final written inspection report will remain the Company’s property and will only be released to the client upon payment of the issued invoice, unless otherwise agreed in writing.

8. Pricing

All prices are exclusive of GST. A travel cost of $1.20 per km will be charged for all property inspections at locations outside of a 20km radius of the Company’s business address at Lyren Place, Half Moon Bay unless otherwise agreed. Thermal imaging and drone roof surveys are excluded unless otherwise agreed. A cancellation fee of half of the total value of the quoted price will be charged if cancellation occurs within 12 hours of the planned inspection.

To the maximum extent permitted by law, the Company’s liability is limited to the fee paid for the inspection. The Company accepts no liability for loss arising from reliance on the report by any third party.

10. Access & Safety
The Company may decline to inspect any area considered unsafe or inaccessible at the time of inspection.
