Pre-Purchase
Building Inspections

Our pre-purchase building inspections are designed to give buyers a clear, practical understanding of a property’s condition before committing to purchase.​ Inspections are carried out by a Licensed Building Practitioner (LBP) with over 20 years’ hands-on building experience, and focus on identifying defects, maintenance issues, and potential risks.

​

All inspections are visual and non-invasive, and are limited to areas that are safely accessible at the time of inspection.

Standard Pre-Purchase Inspection

A comprehensive, visual, non-invasive inspection designed to identify defects, maintenance issues, and potential risks before you buy.

​

Standard inspections include:

Exterior

Cladding condition and general performance Joinery (windows and doors) Roof exterior (visual assessment from accessible areas) Decks, balustrades, and external structures

Interior

Interior linings, ceilings, and flooring Wet areas (bathrooms, kitchen, laundry) Signs of moisture staining or deterioration

Roof Space

Insulation coverage and condition Ventilation Visible signs of leaks or moisture ingress

Subfloor

Structural components Ventilation and moisture conditions Signs of decay or pest activity

Moisture Testing

Targeted moisture testing at selected high-risk locations, using professional-grade equipment Testing focuses on typical risk areas such as wet areas, external walls, and junctions Thermal imaging may be used as an additional diagnostic tool where appropriate.

Compliance & Safety (Visual Only)

Smoke alarms Visible electrical components Visible plumbing components Balustrades and safety barriers

Optional services such as thermal imaging or drone roof surveys may be available where additional information is beneficial.

Inspection Reporting​

Every inspection includes a comprehensive digital PDF report, which contains: Clear descriptions of findings Photographs to support observations Identification of key issues Practical repair and maintenance guidance A summary and overall recommendation

​​​​Reports are written in plain language and structured so important information is easy to find.

​

Reports are professionally formatted and commonly used by buyers when providing information to banks, lawyers, and insurers as part of the due diligence process.

Optional Add-Ons

Enhanced Moisture and Plaster Assessment

Recommended for Plaster or Monolithic-Clad Homes

Many Auckland homes, particularly those built during the 1990s and 2000s, feature monolithic or plaster cladding systems. These homes require a more considered inspection approach.

​

Where a property is of monolithic or plaster cladding construction, we strongly recommend an enhanced moisture and plaster assessment.

​

This assessment is an add-on to our Standard Pre-Purchase Inspection.
It cannot be booked on its own and is completed in conjunction with a full building inspection.

What's included:

All inspection items offered within the standard inspection More comprehensive moisture testing of typical high-risk junctions Focused assessment of common monolithic and plaster-related risk areas Detailed reporting of findings and recommendations

​​​This assessment provides buyers with additional information where moisture-related risks may be higher.

Thermal Imaging

A thermal imaging scan using infrared technology helps identify temperature anomalies that may indicate moisture intrusion, insulation gaps, or heat loss.

 

This assessment provides additional insight but does not replace physical moisture testing

Drone Roof Survey

For properties over one storey, a drone roof survey can be added to capture high-resolution images of roof coverings, flashings, gutters, and penetrations where safe physical access is not possible.


This service is optional and available on request.
